Why Use a Broker?

Office tenants relocate for a variety of reasons:  larger or smaller space, upgrade space, more efficient space, to reduce expenses, new location, the list goes on.  The Carrel Company assists users of office space in this very important process from the beginning to the end.  And this service is free to the tenant.  Your broker is typically compensated by the new Landlord.

The typical steps in the relocation process are as follows:

  • Meet with client to assess space needs and desires.  Prepare written list.
  • Survey the market for available properties.
  • Arrange tour(s) of prospective buildings.
  • Prepare comparison matrix for buildings that are "short listed".
  • Coordinate space planning process.
  • Review pros and cons of "short listed" properties.
  • Prepare Request for Proposal (RFP) for selected properties.
  • Negotiate final business terms with selected building(s), including lease term, base rent, increases in base rent, additional expenses, pass-thru's, security deposit, tenant improvements, options, expansion rights, etc.
  • Orchestrate lease preparation and review of lease documents with client's legal council.

Tenant Relocation Timetable

While many factors can influence the time required for each step in the relocation process, the following timetable is presented as a general guideline for small to medium size tenants and will be adjusted for each client's particular needs and circumstances:
